Can I buy in Miami as a foreign national?
Yes. There are no restrictions on foreign buyers in Florida. We introduce you to attorneys, lenders who work with international clients, and advisers on how to hold the property.
How do pre-construction deposits work?
Deposits are usually paid in stages, often 10% at contract with further payments during construction, and held in escrow under Florida law. Every development is different, so we walk you through each schedule line by line. (Sample terms for this showcase.)
What should I know about condo buildings?
Since 2022, Florida requires stricter structural inspections and reserve funding for older condo buildings. We review each building’s reports and reserves before you make an offer.
Do I pay Velaire to represent me as a buyer?
Our buyer fee is agreed up front and, in most cases, is paid from the transaction. We go through the exact numbers on the first call, before you commit to anything.
